Furniture Stain Removal, Cleaning & Sanitising
As a cleaning supplies distributor for over 25 years, we’ve tried all the different detergent brands for sofas, couches and upholstery. We use Prochem products exclusively, because they:
- clean and deodorise better than other products;
- leave no residue behind;
- are safe to use on flame retardant fabrics; and
- are WoolSafe-approved.
Hot Water Extraction Cleaning: Acrylic, Cotton, Hemp, Linen & Polyester
Presprays: Fabric Restorer
If there is a lot of dirt, grease and grime on furniture we begin by using a prespray specifically designed for fabrics. This clear liquid has a citrus fragrance and is a blend of low-odour solvents (to break down oil and grease) and detergents (to break down water-based soiling such as food and drink). Diluted with hot water, it’s applied by sprayer whilst gently agitating the fabric with our hand held rotary brush tool.
Presprays: Urine Neutraliser
A fresh-fraganced yellow liquid that neutralises urine smells on contact and also helps prevent lasting stains. For light soiling we apply the spray and then blot the area with a clean white towel and allowed the fabric dry. For heavier soiling we will apply this before hot water extraction cleaning.
Extraction Detergent: Fab Clean
This turquoise liquid with an apple fragrance has a mild pH and produces little foam, so it’s suitable for use on most wet-cleanable fabrics. It’s diluted with water and poured into our machine’s solution tank (which maintains a constant temperature appropriate for the fabric we’re cleaning). We use our upholstery hand tool to apply the detergent, taking care to clean into corners, seams and any creasing in the fabric. The detergent, soiling and odours are then vacuumed away.
Odour Neutraliser: Fresh Breeze
We mix this with the extraction detergent as part of our standard service (many of our competitors charge extra for this). It’s an effective and long-lasting deodoriser that won’t leave a residue.
Final Rinse: Fibre & Fabric Rinse
Many extraction detergents have an alkaline pH and might damage certain delicate natural fibres such as wool. Fibre & Fabric Rinse is a WoolSafe-approved product and is slightly acidic to balance the pH.
Sanitiser: Microsan
If upholstery has been exposed to harmful viruses and/or bacteria (for example Coronavirus, Hepatitis, HIV, Influenza, Listeria, MRSA and Salmonella) then we can spray with this WoolSafe-approved sanitiser that kills a wide range of micro-organisms and meets the following British/European standards: EN1276, EN13697, EN1650 & EN14476. To protect against some viruses (notably Hepatitis B and HIV) it must be left for a minimum of 30 minutes before further cleaning. For disinfection without cleaning we can then blot the fabric with a clean towel, but we normally recommend following this treatment with hot water extraction.
Sealants: Fluoroseal CF
Suitable for use on most wet-cleanable fabrics including wool, this is sprayed evenly onto the surface of recently cleaned upholstery to protect against water and oil based spills.
Sealants: Fabric Seal
A solvent based fabric protector which can be applied immediately after solvent cleaning (upholstery that has been wet-cleaned must be completely dry before use). Also applied with a sprayer, it must be left for at least several hours – and ideally overnight – because it needs time to fully dry out before the furniture can be used. Normally we only use this on water-sensitive fabrics like velvet as it is much more expensive than Fluoroseal CF.
Hot Water Extraction Cleaning: Wool

Presprays: Prespray Gold
This lemon-fragranced amber liquid is tough on grease and heavy soiling but has a mild pH, so it’s suitable for use on wool upholstered armchairs and couches. We dilute with warm water and apply as a spray, agitating the surface with a rotary brush to loosen dirt and odours, prior to hot water extraction.
Extraction Detergent: Extraclean
This green liquid has a lemon fragrance: diluted with warm water, it’s used with our extraction machine and upholstery hand tool. It has a micro-encapsulation formulation to trap dirt and odour particles for easier removal.
Extraction Detergent & Odour Neutraliser: Neutra-Soft
We use this where fabrics need to be deodorised: it’s formulated for use particularly in the care sector (nursing homes, hospices etc) to tackle persistent and unpleasant smells such as urine.
Rinsing and Sanitising
We can use both the Fibre & Fabric Rinse and Microsan detergents described above.
Solvent Cleaning: Silk, Suede, Velour, Velvet & Viscose
Good ventilation is extremely important when working with solvents. Whatever the weather, windows and doors must be left open, and pets and children kept well away. We use a face mask, gloves and goggles for protection during cleaning.
Fine Fabric Solvent Cleaner
For fabrics that are not colour-fast or wet-cleanable, we spray this odourless liquid onto the surface and gently work it into the fibres with our brush attachment, paying particular attention to headrests and armrests. It must be allowed to sit for a while to break down soiling then, while the surface is still wet, we blot with a clean white towel or cloth to transfer the dirt into the cloth. Furniture cleaned in this way must be allowed to dry fully before use: at least 2-3 hours, but preferably overnight.
We use dust sheets to protect wooden floors and remove any wooden furniture from the immediate area, as the solvent can damage the protective coating of finished wood.
After solvent cleaning of velvet, suede and other fabrics with a pile/nap, we use an upholstery hand brush to realign the fibres.
Leather Sofa, Suite & Upholstery Cleaning
Leather Cleaner
A specialist emulsion containing mild detergents and conditioning agents. Its mild pH means it’s suitable for leather sofas, armchairs and even car interiors. We apply with a cloth and work it well into any creasing, seams and stitching to remove built-up dirt.
Leather Conditioner
A tan coloured emulsion with a leather and lemon fragrance containing neatsfoot oil and conditioning agents to restore and protect with no greasy residue. Even if cleaning is not necessary, we recommend applying a conditioner to leather furniture and surfaces every 6 months.
